Challenge: The borrower was looking to secure a cash-out financing to pay off several smaller balance liens. The cash needed to pay off the balances would result in an LTV of 89%. Coupled with a BDTI of 57% and 13+ investment properties, the borrower was unable to find sufficient financing.
Solution: The mortgage lender cross-collateralized an investment property with the subject property to achieve the LTV of 89%. Using a combination of rental and W2 income, we were able to qualify the borrower at the higher DTI. The crossed property reduced the effective LTV to 50%, that, along with the strong employment history and good credit, sufficiently mitigated the risk. |
