For federally insured HECMs, borrowers and heirs are protected by the loan’s non-recourse feature – neither the borrower nor the borrower’s heirs are personally liable if the loan balance exceeds the value of the home when the loan becomes due. Heirs generally have the choice to repay the balance and keep the home, sell the property and keep any remaining equity, or decline to take on the loan at all – the living family has zero personal liability.
  3. Myth “A Reverse Mortgage Automatically Wipes Out Any Inheritance”
    Reality: Not automatic or guaranteed. The amount of equity remaining depends on several factors, including home appreciation, loan balance growth, and how long the loan is held – plenty of borrowers leave meaningful equity behind, especially with shorter hold times or strong appreciation.

Myth: “Fees Are Outrageous and Predatory” Reality: While it’s true reverse mortgages used to have excessive fees, recent regulatory changes have made them more affordable – today, fees for originating a reverse mortgage largely align with those of a regular mortgage. Rates do run somewhat higher than a standard 30-year fixed, but that premium reflects the lender’s much longer, uncertain repayment timeline – not predatory pricing.
  6. Myth: “It’s a Last-Resort Loan for People Who Have No Other Options.” Reality: While reverse mortgages have historically been seen as a lifeline for homeowners with no other options, that perception is outdated. The most common legitimate use cases now include cash-flow management in retirement, lifestyle sustainability rather than downgrading, and portfolio preservation – tapping home equity instead of selling investments in a down market. Increasingly, it’s used as a proactive retirement-planning tool, not a distress product.
  7. Myth 7: “Reverse Mortgages Are Unregulated / A Scam” Reality: The HECM is a federally insured financial product regulated by HUD and insured by the FHA, available since 1988, and includes multiple consumer protections – mandatory independent counseling, non-recourse protection, and a three-day right of rescission after closing.
  8. Myth 8: “You Still Have to Make Monthly Mortgage Payments.” Reality: The defining feature of a reverse mortgage is the opposite – making mortgage payments optional turns elimination of a mortgage payment into an immediate cash flow boost for the borrower. How does a Florida reverse mortgage get paid back?

With a reverse mortgage loan, the amount the homeowner owes to the lender goes up–not down–over time. This is because interest and fees are added to the loan balance each month. As your loan balance increases, your home equity decreases.

A reverse mortgage loan is not free money. It is a loan where borrowed money + interest + fees each month = a rising loan balance. The homeowners or their heirs will eventually have to pay back the loan, usually by selling the home.

Can anyone take out a reverse mortgage?

No. Home Equity Conversion Mortgages (HECMs), the most common type of reverse mortgage loan in Florida, are a special type of home loan available only to Florida homeowners who are 62 and older.

Age is one requirement for a HECM. The other requirements include:

  1. Your Florida home must be your principal residence, meaning you live there the majority of the year.
  2. You must either own your Florida home outright or have a low mortgage balance. Owning your Florida home outright means you no longer have a mortgage on it. If you have a mortgage balance, you must be able to pay it off when you close on the reverse mortgage. You can use your own funds or money from the reverse mortgage to pay off your existing Florida mortgage balance.
  3. You cannot owe any federal debt, such as federal income taxes or federal student loans. You may, however, use money from the reverse mortgage loan to pay off this debt.
  4. You must have enough of your own money or agree to set aside part of the reverse mortgage funds at your loan closing to pay ongoing property charges, including taxes and insurance, as well as maintenance and repair costs.
  5. Your Florida home must be in good shape. If your house does not meet the required property standards, the Florida reverse mortgage lender will tell you what repairs need to be made before you can get a reverse mortgage loan.
  6. You must receive counseling from a HUD-approved Florida reverse mortgage counseling agency to discuss your eligibility, the financial implications of the loan, and other alternatives.
