Realtor and Loan Originator Advantages
Personal Relationship: Nothing is better than building a personal relationship with your clients. While you’re at open houses, you can discuss various program quote rates and pre-approve borrowers as a licensed dual agent realtor loan originator.
Expertise and Credibility: Holding both licenses deepens your understanding of the entire home-buying process, from property search to financing details like interest rates and loan options. This broad knowledge base increases your credibility and allows you to provide more comprehensive, informed guidance.
Your A One-Stop Shop: Offering both services creates a seamless, integrated experience, making you a single point of contact for clients. Knowing about the many loan options and qualifications makes you extremely valuable to homeowners, particularly first-time homebuyers.
Diversified Income: You can earn double commissions from both the property sale and the mortgage origination for a single transaction, significantly boosting your revenue potential. This provides greater financial stability, especially during market fluctuations.
Greater Control: Managing both aspects of the deal gives you more oversight, which can lead to smoother operations and faster closings. You can proactively address issues, reduce communication gaps between parties, and avoid delays that often occur when coordinating with a third-party lender.
Competitive Edge: Dual licensing sets you apart from other Florida realtors who offer only traditional services. This unique value proposition can attract more clients, foster deeper client relationships, and generate more referrals and repeat business.
Long-Term Client Relationships: Your ability to assist with future needs, such as refinancing or investment and selling properties, makes you a valuable asset, helps build long-term relationships and a resilient business model.
RE: 1099 or W2 Compensation types
- Mortgage loan originators must be classified as either W-2 or 1099 (cannot be both). YOU MUST PICK ONE! If your W-2 is in 1 state, you must be w2 in all states.
- There are about 12 states require mortgage loan orignators to be paid by W-2 Loan: CA-DFPI (California), GA (Georgia), IN-DFI (Indiana), MA (Massachusetts), MS (Mississippi), MT(Montana), NV (Nevada), NJ (New Jersey), NC (North Carolina), SC (South Carolina), RI (Rhode Island), and VT (Vermont).
Hiring Remote W2/1099 Mortgage Loan Originators
A Company Relationship in NMLS can either be 1099 or W-2. If any of the states you’re licensed in require a W-2, you must be paid as a W-2 in all of them, even in 1099 states. If you’re only licensed in 1099 states, you can be paid by 1099. You can refer loans to other W2 loan officers in W2 states and serve as a processor assistant to help close the loan. If you’re unclear, call Thomas Martin for details at 954-667-9110.

Job Reviews: C2C Careers Reviews – Indeed
While federal regulations (Dodd-Frank/Reg Z) and the NMLS allow mortgage loan originators (MLOs) to be compensated as either W-2 employees or 1099 independent contractors, the ability to operate as a 1099 contractor varies significantly by state and company compliance, often requiring strict adherence to “economic reality” tests.
